What is the monthly rent?
Each property has a rate based on the market and comparable properties in the area. We try to be as competitive as possible when setting the rental rate. What are 4th Dimensions renter requirements?
A prospective renter needs to meet the following to be considered.
- Healthy Credit History and Resident Score (620 or better Credit Score)
- Clean background check
- Clean Eviction History
- Stable Employment History – Two (2) Years of continuous employment at the same employer (will consider two years in the same career as well).
- Sufficient Income (Minimum income of 3x monthly rent)
- Prior Tenant References strongly encouraged or prior recent proof of home ownership
We understand that some people may fall in love with a home and not want to move and we want to support that “Family Home”. If you are interested in a lease/buy option please reach out to us to discuss at 314-896-2123.
Our security deposit is equal to one months rent on the property. We also have a pet fee of $400 per year for a dog. Those fees as well as the first month’s rent are due at lease signing.
What is your smoking policy?
We do not allow smoking inside or within 10 feet of any doorway on our properties. While we respect smokers rights, our units are always non-smoking and this includes vape and Cannabis as well. Evidence of smoking in the residence may result in the termination of your lease and forfeiture of your deposit as it would be considered damage to the home.
What pets do you allow?
At this time we only allow dogs and a maximum of one on the lease. There is a yearly pet fee of $400. Please keep in mind that some of our local municipalities have limits on the type of dogs, so please do your research to make sure your pet is good to go. At this time, we cannot allow cats or other pets.
Can I see the property?

Should I submit an application?
Applications incur application fees that do not go to us but pay for things like background checks and credit checks. We don’t want you to submit an application until you have seen the property and are sure you would like to be a tenant and believe you meet our minimum requirements.
